In the context of new family nucleus and aging population that expect higher quality living environment, primary objectives for housing developments that promote community bonding, identity creation, and inclusive environment are ever more imperative. This is demonstrated in Tivela, Atrina, Aspella, a trio of premium public housing precincts in Singapore, designed and planned as one comprehensive development.

Key design approach focused on connection, physically, visually and socially; with sensitivity towards spatial identity, orientation and creation of civic spaces encapsulated in a safe and green environment. North-south orientated residential blocks are interspersed with green open spaces minimising heat gain, providing visual porosity and good cross-ventilation through the site With its distinctive edge and alternative urban design fabric, the development forms a strong urban streetscape along Sengkang Central Road and distinguishes its position as the Southern gateway to Sengkang town.

Great emphasis is paid to moulding the public realm aimed at fostering community bonding. For example, a communal green spine threads through the 3 precincts negotiating 3-metre level differences in seamless connectivity; linking activity nodes catered to various user groups of different ages and abilities, including the common green and the commercial plaza at the MRT transport hub. Well-integrated semi basement car parks seamlessly connect with the residential blocks, freeing up valuable ground spaces for landscaping and segregate the vehicular traffic from the play areas. Greenery feature at every level, from the tranquil roof gardens to the air wells and planters that filter into the lobbies and semi basement car park, bringing natural light, ventilation and green into the internal spaces.

The aesthetic of Tivela, Atrina, Aspella esteems contemporary elegance with its curvilinear and lightweight treatment and strives to deviate from the conventional rectilinear forms of typical public housing. The colour scheme of warm grey with orange accent, also deemed unconventional in public housing context, is selected to appeal to the younger community.
