Designed by Pelli Clarke Pelli Architects, The Visionaire is located in New York, United States. The Visionaire, LEED Platinum (achieving 58 LEED points and all 10 Energy Efficiency credits), is the most recent of three buildings developed by the Albanese Organization and designed by Pelli Clark Pelli Architects. Completed in 2008, the Visionaire builds directly upon lessons learned from the Solaire (LEED Gold 2004) and the Verdesian (LEED Platinum 2008), advancing environmentally responsible development in residential buildings.

Rising 400 feet above the nearby Hudson River and New York City Harbor, the project includes a 35-story tower connected to a 10-story base, prominently visible along the south-western edge of Lower Manhattan. The 450,000 sq ft construction has a mixed-use program of 250 residential condominiums, a 4000 sq ft local and organic food market, below grade parking, and a 45,000 sq ft headquarters for the BPC Conservancy.

The Visionaire embodies a well-balanced public and private partnership by responding to a challenging variety of neighborhood guidelines and marketing needs through a distinguishing form. The design required numerous variances to BPCA’s Master Plan to shape and clad the residential tower in such a way that would optimize natural ventilation and offer views of the waterfront. This also provided for a high performance terracotta rain-screened curtainwall.

Adding to the design team’s experience, operational managers from the precedent projects contributed equally to the Visionaire’s planning. In turn, the Visionaire now provides new tangible evidence and useful innovations for the next generation of residential architectural advancements.
