Paul Davis Partners, the London architects that created and implemented the master plan for this exceptional 4 hectare site, believe the scheme to be an outstanding example of urban transformation. ‘Phase One’ embraces a careful mix of retail, residential and commercial accommodation. Phase Two and Three include a school, medical facility, residential, carpark for residents, offices and the worldwide renown Saatchi Gallery.
Cadogan’s vision was to develop the site as a series of high quality new and refurbished buildings, arranged around a progression of public spaces. Local residents, English Heritage and the local planning authority were consulted throughout the design and construction process enabling a planning permission to be granted just five months after submission.
The scheme is the antithesis of the modern shopping centre, since it is essentially an extension of the existing street pattern. The scheme draws on the precedent of historical market towns and the typology of traditional market squares to create a traffic-free shopping environment. It provides shopping in an open ‘high street’ type environment without employing the typical retail solution of covered malls and large service yards. Carefully mixing the refurbishment of historic buildings with a limited palette of modern materials, an architectural language for the whole development has been created.
